The news is tough to watch. So many factors that are impacting our housing market and those factors are well out of any realtors' control. My suggestion to sellers is to price the home to sell and don't mess around hoping that the big elephant buyer will miraculously appear. I just ran numbers from 2 million to 4.5 million in the Conejo Valley and Santa Rosa...Yikes. 61 homes available and only 3 in escrow. That is 20 months of inventory! Let's get busy and GET SMART!
